To move forward with the purchase, Michael secures a commercial bridge loan from Sterling Capital Partners, covering 75% loan-to-value (LTV) with a 24-month interest-only term at 9%. This allows him to complete minor renovations, lease up the vacant space, and stabilize the property’s income. Once occupancy reaches the target level, Michael plans to refinance into a long-term commercial mortgage at a lower interest rate, maximizing cash flow and property value.
