Fix and flip loans are short term private money loans taken by real estate investors for the purpose of rehabbing or “flipping” a property to resell it. 

Fix and Flip Example

Ryan is a real estate investor who finds a distressed property in Atlanta, GA, listed for $200,000 with the potential to sell for $350,000 after renovations. To fund the purchase and rehab, he secures a fix & flip loan from Pinnacle Lending Group with 85% of the purchase price and 100% of the renovation costs covered, bringing the total loan to $250,000. With a 12-month term, interest-only payments at 10%, and a 2% origination fee, Ryan can complete the renovations, list the property, and sell it for a profit.
